As we settle into fall, the market is showing some noticeable shifts. Nothing drastic — just that seasonal slowdown we tend to see this time of year.
Home Prices:
Prices bumped up slightly in September but dipped again in October — from about $531K in August to $525K as of today, 10/6. These numbers will continue to change as the month progresses. It’s a gentle reminder that buyers are being a little more cautious, and sellers are adjusting to stay competitive.
Inventory:
Active listings are tightening, dropping from 4,284 in August to 4,042 in October (as of 10/6). Fewer homes on the market can be a good thing for sellers — less competition means your home has a better chance to stand out.
Days on Market:
Homes are taking a little longer to sell, moving from 44 days in August to 56 days so far in October. Buyers are taking their time, comparing options, and moving more carefully.
Overall Activity:
Both new listings and homes sold have cooled, which is totally normal as we move into the holiday season.

The market isn’t stopping — it’s simply balancing.
